• Transport and location:
Upon approaching the cottage from the road, vehicles are advised to reverse into the paved level
driveway where there is ample room for parking adjacent to the cottage. There is a bus stop 20 yards
at the end of the road from the cottage. There are telephone numbers for local taxis. The nearest
towns Wrexham and Mold are 6 miles. There is an excellent Farm Shop, garage / newsagents within 2
miles. Provisions can be delivered by prior arrangement. Most roads in the vicinity are designated
safety camera routes. Due to its rural location, farm animals can often be heard in the fields
surrounding the property as can the buzzards and falcons often seen in the area.
• Entrances and Accommodation
Luggage can be unloaded outside the cottage front door. There are no steps upon entering the
property through the front door, but there is a 1 inch lip of door frame. Doorway – 830mm wide. The
floors are level through the hall, lounge and dining room. The hall is tiled with a runner down the centre.
The other rooms are carpeted throughout. The kitchen has linoleum. There are 3 steps up to the
kitchen from the dining room measuring 150 mm each.
Internal door openings are approximately 60 mm wider than stated below, but doors are cottage type
so are slightly inset, therefore measurements are taken from door edge when door is open to opposite
frame.
Lounge doorway - 700 mm

Back doorway - 810 mm
There is a staircase from the dining room leading to a small landing, the bedrooms and bathroom.

Door width - 1350 mm double doors.

Comfortable sitting area with corner settee seating for four persons. Remote control TV, DVD.
Dining Room:
Dining table / chairs for four persons. Two bean bag type cushions for use with play station. Access to
kitchen. Highchair, stairgates, baby monitors, plastic cups/bowls/spoons and cot available.
Kitchen:
Worktop height 900 mm. Oven range doors open to the left.
Two bedrooms:
Via flight of stairs from dining room, 13 steps with small landing, 1 small step down and banister on
right.
Bedroom one has a double four poster bed with superior Memory mattress, bedroom two has two
single beds. All beds have Non feather Microfibre pillows and high quality duvets with polycotton
covers and sheets washed using non-biological washing liquid.

Massaging luxury Jacuzzi bath with shower over plus added advantage of hand held shower.
Bath dimensions - height - 560 mm, internal width - 610 mm (overall width 730 mm), internal length -
530 mm (overall length - 690 mm). Toilet height 410 mm.
• Emergency telephone numbers for hospital, vet and emergency are located in the Welcome
Folder and on the kitchen board.
• Light switches and power points are at a sensible height. Angle poise have been provided.
• Assistance dogs are most welcome. There is an enclosed courtyard which can be accessed
from the kitchen down 1 step - 150 mm, where dogs may exercise. Access to the pond, decking and
summerhouse is 6 wide steps up measuring 420 mm depth and 150 mm up each one and through a
gate, width - 900 mm. There are two steps up onto the decking - 380 mm depth, 150 mm up. Decking
has anti-slip paint, but care must be taken especially in wet weather.
• Some Mobile Phone networks are poor in this area. T mobile is available, Orange can be
accessed from the rear of the decking or front bedroom..
